Preparing to Submit an Application
If you are developing a property, building a new home, considering renovating, or have questions, please contact Community Development & Planning Services to arrange a pre-application meeting to discuss your proposal and identify what applications and information may be required. A completed application (see below for forms), along with payment of the fee as prescribed in the Fees and Charges Bylaw, can be submitted to Community Development & Planning Services:

Types of Planning Applications

Text Amendments

  • Any person may apply for an amendment to the text of the Zoning Bylaw by paying the required application fee, as specified in the Fees and Charges Bylaw, and submitting a completed Zoning Bylaw Amendment Application (see below for form). 

Re-zoning Applications

  • An owner of a parcel in the City, or an authorized agent of an owner, may apply to have the zoning designation of the land amended to another zoning designation.  An application for a re-zoning can be made by submitting a completed Zoning Bylaw Amendment Application(see below for form) and be accompanied by the following:
    • documentation of ownership;
    • a written statement to describe and justify the proposal; 
    • a map showing the proposed change in the context of adjacent land; 
    • the necessary processing and advertising fees as set out in the Fees and Charges Bylaw
    • permission for right of entry onto the land by City staff for reasonable inspection; and 
    • any additional information a development officer may require in order to prepare, evaluate, and make recommendations on the proposed amendment.

Descriptions

  • Subdivision- Legally separating a lot into two or more smaller lots.
  • Consolidation- Legally grouping two or more adjacent lots into one larger lot.
  • Boundary Adjustment- Adjustment of the legal property lines of two or more adjacent properties, resulting in the same number of lots.

Applications
A registered owner of a parcel in the City, or an authorized agent of an owner, may apply for a subdivision, consolidation or a boundary adjustment by paying the required application fee, as specified in the Fees and Charges Bylaw, and submitting a completed Subdivision Application (see below for form).

What is a Variance?

A variance provides relief to Zoning By-Law regulations when an applicant or owner experiences practical difficulties or unnecessary hardships in meeting the requirements of the Zoning By-Law because of a property's exceptional narrowness, shortness, shape, topographic features, or any other unusual condition. All variance applications are taken in accordance with the Yukon Municipal Act.
